Huntleys Point is one of the smallest places on our list — a pocket of land west of the Gladesville Bridge with its own ferry wharf, sitting between Hunters Hill, Huntleys Cove and Henley, with Drummoyne and Chiswick across the water. The Tarban Creek Bridge crosses nearby, and the suburb falls within the Municipality of Hunters Hill rather than the City of Ryde.

It is harbourside, elevated, and close enough to the water that every metal component on a roof is working in a corrosive environment.

A short list of local realities

Steep ground to the water. Blocks drop away toward the river, so roof runoff concentrates at the low corners and any shortfall in gutter or downpipe capacity shows up there first, every time it rains hard.

Salt on everything metal. Fasteners, flashings, valley trays, gutters and downpipes corrode before the roof covering does. Replacement components should be specified for the exposure and fixed with compatible metals.

Access is a genuine cost. Narrow frontages, a drop at the rear and limited room for a set-up mean the way onto the roof has to be planned rather than improvised. That is part of why a sight-unseen price is worthless here.

Hunters Hill planning controls. Complying development is not an available pathway inside a conservation area in this municipality, and the council issues heritage exemption letters only for genuinely minor work — a slate roof replaced in slate with matching flashings and capping is its published example. Changing a roof material here is a conversation with council, not a weekend decision.
