Almost entirely apartments

Meadowbank is the most vertical suburb in the district. At the 2021 census, close to 97 per cent of its occupied dwellings were flats or apartments. The waterfront towers at Shepherds Bay look out over the Parramatta River, Meadowbank Park runs along the foreshore on Constitution Road as part of the Parramatta Valley Cycleway, Ryde Bridge has crossed to Rhodes since 1935, and the station and the ferry wharf are a short walk apart.

So a roofing call here is usually a building manager, a strata committee or an owner with water coming through from a level above, not a homeowner with a tile on the lawn.

Apartment roofs, and what goes wrong on them

The faults on a multi-residential roof are not the faults on a house.

Box gutters and sumps. Large roof areas draining into a small number of outlets and internal downpipes. Nothing has spare capacity, and a blocked sump floods inside the roof line.

Parapet and upstand terminations. Where the roof or membrane turns up at a parapet, and the flashing has lifted or the termination has perished. A frequent source of leaks that present two floors down.

Plant and penetrations. Lift motor rooms, air conditioning, exhaust, antennas and services, each one a flashed hole on a roof that gets walked on.

Salt. This is a river frontage, and air off the water carries salt. Fasteners, flashings and gutters corrode well before the sheeting does, so material and fixing selection matter here more than a few kilometres inland.

Old and new side by side. There is still older low-rise stock in and around the suburb, which brings the ordinary low-pitch and box-gutter problems of 1960s and 70s construction.

Getting it documented first
