Two housing eras either side of the station

Eastwood is built around its railway station and the Rowe Street and Rutledge Street shops, with the pedestrianised section of Rowe Street and Eastwood Plaza at its centre. Close in, the housing is Federation and Californian Bungalow. Further out, particularly north of Terry Road, it is post-war. Eastwood Park holds a 1933 grandstand and 1935 pavilion, both heritage listed, and its oval — a converted lake — still floods after heavy rain. Brush Farm House on Marsden Road is on the State Heritage Register, and Brush Farm Park behind it holds remnant Blue Gum High Forest.

Eastwood also sits across two councils: part is City of Ryde, part is City of Parramatta.

Old terracotta and serious leaf load

The Federation and bungalow roofs are the district's classic job. Original terracotta that is still structurally fine, sitting under mortar that is not: bedding gone drummy, pointing cracked along every ridge and hip, and valley trays rusting under the tiles. Unglazed terracotta of that age has also gone porous and holds moss and lichen, which keeps the tile damp between showers.

Brush Farm Park and the mature street trees make leaf load a real maintenance item rather than a nuisance. Blue gum litter, bark and gum nuts mat together in valleys and gutters instead of flushing through, and that is what rusts a valley tray from above.

Because the suburb is split between two councils, and because the City of Ryde heritage conservation areas sit nearby, it is worth confirming the planning position for your actual address before any change of roof material or colour. We check it rather than assume.
