Townhouses, semis and battle-named streets

Marsfield runs between Terrys Creek on the west and Shrimptons Creek on the east, with the Lane Cove River along its northern edge and Epping Road cutting across it. The streets carry battle names — Talavera, Balaclava, Abuklea, Culloden, Vimiera, Waterloo — and Curzon Hall, a neo-Romanesque manor from 1898, still stands on Agincourt Road. TG Millner Field and Marsfield Park are the main open spaces, and Macquarie University and its hospital sit immediately to the north-east.

The housing mix is unusual for the district. At the 2021 census fewer than a third of occupied dwellings were separate houses; nearly half were semi-detached, and a fifth were flats or apartments.

Shared walls change the roofing job

Townhouses and semi-detached dwellings bring problems that detached houses do not.

• Party-wall and parapet flashings between units, which is where most leaks in attached housing actually start.
• Shared gutters and downpipes that drain more than one roof, so the capacity has to be assessed across the group rather than per dwelling.
• Access between buildings, which decides how the work is staged and priced.
• Owners corporation approvals, since on a strata-titled townhouse the roof is usually common property and a documented report comes before a repair.

A large proportion of the housing here is rented, which in practice means roofs often go longer between inspections. The faults we find are the ordinary ones left later: cracked pointing, rusted valleys, gutters packed with litter off the creek-line trees.
