A suburb of large, low roofs
Macquarie Park was part of North Ryde until it was gazetted separately in 1999, and it does not look like the rest of the district. The Macquarie University campus covers 126 hectares, Macquarie Centre sits beside the station on Herring Road, Waterloo Road and Lane Cove Road carry the commercial traffic, and the M2 runs along the northern edge. Three metro stations — Macquarie Park, Macquarie University and North Ryde — opened on the line in 2019, and residential towers have gone up around them.
Which means the roofs here are mostly large, mostly low-pitch, and almost never tiled.
What fails on a roof like that
Low-pitch and near-flat roofs do not fail in the field. They fail at the interruptions.
- Penetrations. Plant, ducting, exhaust, vents, aerials, solar and cable trays. Every one is a hole that was flashed once and has been walked around ever since.
- Upstands and parapets. Where the roof turns up to meet a wall or a parapet, and the flashing or termination has lifted or perished.
- Box gutters and sumps. Big catchments feeding a small number of outlets, with no spare capacity and a blockage going inside rather than over the edge. Overflow provision is the item most often missing.
- Fasteners. On sheet roofs, washers that have aged or fasteners that have backed off, letting water in at thousands of individual points.
- Standing water where fall has been lost, which accelerates everything above.
There are also townhouses and older brick housing at the edges of the suburb, and those are conventional tile jobs — capping, valleys, flashings and gutters.
Scoping and documenting the work
For a commercial, institutional or strata roof, the sensible starting point is a documented condition assessment rather than a repair quote: what has failed, what is about to, and in what order to spend. Call (02) 9100 0199 to arrange one.
Relevant services: roof inspections and reports, metal and Colorbond roofing and gutter and box gutter work.
